Marketing and Sales

Venture Corporation’s development projects are marketed using a carefully planned and orchestrated program that is unmatched in the commercial real estate industry. The programs apply to commercial and medical condominium properties, light industrial, flex and office projects, and each is individually tailored and managed. Once project budgets are adopted, the components include:

  • Prepare market study of all competitive properties and projects, and determine a pricing and marketing strategy.
  • Prepare and mail brochures showing properties and explaining the programs to thousands of targeted small business owners and real estate brokers in each market. This program is administered differently in the case of medical condominium projects that are linked to or affiliated with nearby hospitals.
  • Direct e-mail campaigns to commercial and residential real estate brokers for announcements, sales activity reports, special event invitations, etc. Venture Corporation targets the hundreds of thousands of agents in its database with graphics-laden e-mails to commercial and residential agents and small business owners.
  • Launch web sites with project and area photos, price lists, downloadable floor plans, financing plans, rent vs. own comparisons and more.
  • Arrange on-site “open house” events for prospective buyers and local brokers hosted by Venture Corporation personnel and development team members.
  • Conduct brokers’ orientation and training meetings where sales teams are taught Venture’s marketing techniques, policies and procedures.
  • Launch public relations programs that include press releases to the local media, including newspapers and small business and real estate business journals. Brokers Open House events and Buyers Open House events are held on site and announcements are distributed to inform interested parties of favorable sales or leasing activity and project milestones. All marketing activities, full-color graphics production, brochure design, event management, website design, production and maintenance are produced at the Venture Corporation headquarters. No outside marketing firms are engaged in the marketing program other than a public relations firm responsible for press release distribution.
  • Prepare periodic sales status reports showing all individual sales, trends, traffic activity, prices and comparison with forecast.

Sales Programs and Management

  • Prepare all documents including Purchase and Sale Agreements, warranties and disclosures necessary to sell and close a property.
  • Negotiate all Purchase and Sales Agreements with buyers to ensure the best outcome based on the project objectives and buyer needs.
  • Track all escrows and sales to speed removal of contingencies and close of escrow.
  • Oversee buyer loan programs to maximize potential for qualification.Supervise the close of escrow, the buyers’ walk-through and delivery of the property and any necessary construction completion work.
